Box Hill — Integrated Building Security

Fully integrated security across nine levels, 21 tenancies and every shared space — so onboarding a new tenant takes minutes, not a locksmith.

Access control, lift control, CCTV, intercom and electric locks — building-wide

Outcome

Fully integrated systems covering every entry point, with tenant access issued and revoked in minutes, and full visual coverage of the public areas

The challenge

A multi-tenanted building is a security problem that never sits still. Tenants come and go, staff change, contractors need temporary access, and every one of those movements is a chance for a key to end up in the wrong hands.

At this Box Hill building — nine levels, 21 separate tenancies, plus rooftop, basement and shared amenities — the building owner faced two connected issues:

Onboarding and offboarding tenants was slow and risky. With mechanical keys, every tenancy change means cutting keys, chasing their return, and never quite knowing how many copies are out there. Across 21 tenancies, that's a constant administrative load and a permanent security gap.

The public areas needed genuine oversight. Lobbies, lifts, basement parking, rooftop and shared amenities are where a building is most exposed — and where an owner has the least visibility.

What we delivered.

Access Control

Across all 21 tenancies and every shared area — one system, one set of credentials, managed centrally.

Lift Control

Access permissions extend into the lifts themselves. A tenant's credential takes them to their floor and no further, and after-hours movement through the building is controlled rather than open.

CCTV

Across the public areas — lobby, lifts, basement, rooftop and shared amenities — giving the owner genuine visual coverage of the spaces where the building is most exposed.

Intercom

For controlled visitor and delivery entry, integrated with the access control system so a single press releases the same doors — no one needs to be stationed at the entrance to let people in.

Electric Locks

Throughout, integrated with the access control so every door is governed by the same system and the same permissions.

The result: onboarding a tenant takes minutes

Because access, lifts, locks and intercom are all integrated, a tenancy change is now an administrative task instead of a locksmith call-out.

A new tenant's access can be issued in minutes, scoped precisely to their tenancy, their floor and the amenities they're entitled to use

When a tenant leaves, their access is revoked instantly — no keys to chase, no uncertainty about copies

Contractors and visitors can be granted temporary, limited access without compromising anyone else's space

Every entry is logged, so there's a clear record of who accessed what and when

For the building owner, that means faster tenant turnover with less admin — and no lingering security exposure between one tenant and the next.

Closing the gap across public areas

With CCTV, intercom and lift control working together, the building's shared spaces are no longer the weak point. Movement through the lobby, lifts, basement and rooftop is both controlled and recorded, so the owner has oversight of the asset rather than hoping for the best in the areas nobody is watching.

Why it matters

Owners and managers of multi-tenanted buildings are weighing the same three questions: How much admin does every tenancy change create? How many keys are unaccounted for? And what's actually happening in the shared areas?

This Box Hill project answers all three — fully integrated access, lift control, CCTV, intercom and electric locks across 21 tenancies and nine levels, tenant access issued and revoked in minutes, and full coverage of the spaces where a building is most exposed.
